Repair or replace: which one do you actually need
Repair is the right answer when the failure is isolated and the rest of the roof still has real service life: one cracked pipe boot, a few wind-lifted shingles, a failed chimney flashing, a nail pop, a single valley detail. Replacement becomes the cheaper answer when the failure is systemic — granule loss across whole slopes, shingles that crack instead of flexing, leaks in three unrelated places, or soft decking underfoot.
The honest test is whether the repair can be expected to hold for years rather than months. A roof under fifteen years old with localized damage is almost always a repair. A twenty-five-year-old roof that has already been patched twice is money going into a roof that is finished. Finding the real source of a roof leak
Water almost never enters the house where the stain appears. It gets through the roof at a penetration or a flashing joint, runs along the underside of the decking or down a rafter, and drops somewhere entirely different. That is why a leak over the living room can originate at a chimney fifteen feet away.
The usual suspects, in order: pipe boots, chimney and wall flashing, valleys, skylights, ice-dam backup at the eaves, nail pops, and ridge vent. Less obvious ones we find regularly: condensation from a bathroom fan venting into the attic instead of outside, a clogged gutter pushing water behind the fascia, and siding or window flashing above a roof line. Finding the source is the job. Patching the stain is not.

Storm and hail damage: repair, or a claim?
Isolated storm damage — a handful of shingles off one slope — is a repair. Damage across whole slopes is usually an insurance claim, and it is worth knowing the difference before you pay out of pocket for something your policy covers.
Hail leaves bruised, granule-stripped impact marks that are hard to see from the ground; wind creases shingles and breaks their seal bonds so they lift in the next storm. Both are legitimate claim damage and both get missed by a driveway estimate. Will a repair match my existing shingles?
We match as closely as the product line allows, and we are straight with you about the limits. Shingles weather: a ten-year-old roof has faded, so brand-new shingles of the identical color read slightly different for a season or two until they weather in. If your shingle line has been discontinued, we source the nearest current equivalent and, where it matters visually, pull replacement material from a less visible slope so the repair sits where nobody looks from the street. On a roof where matching is impossible across a large area, that is itself an argument for replacement rather than a patchwork.
Why a cheap patch usually costs more
The two shortcuts we get called out to fix most: caulk smeared over a flashing joint instead of the flashing being replaced, and new shingles nailed over damage nobody looked under. Sealant is a maintenance material with a service life measured in a few years, not a repair for a failed metal detail. And a shingle laid over soft decking hides a problem that is still spreading.
A repair done right replaces the failed component, inspects what is underneath it, and reinstates the water path the way the system was designed. It costs more than a tube of caulk and it is the last time you pay for that leak.

Maintenance that prevents the next repair

Can a roof be repaired in winter or rain?
Emergency dry-in happens in any weather, because stopping water takes priority over ideal conditions. Permanent repairs get made when the surface is dry and workable. In cold weather asphalt shingles are more brittle and the heat-activated sealant bonds slowly, so cold-weather repairs call for careful handling and hand-sealing where needed. What we will not do is make a permanent repair on an iced or actively wet roof and call it finished — we tarp it, then come back and do it properly.

Why is my roof leaking when it is not raining hard?
Small, slow leaks often come from failed pipe boots, flashing joints, nail pops or condensation in the attic rather than the roof surface. A leak that only appears in heavy or wind-driven rain usually points at flashing or a valley. Either way, the entry point is rarely above the stain.
How do you find the source of a roof leak?
We inspect on the roof and in the attic, because water gets in at a penetration or flashing joint and then travels along the decking or a rafter before it drops. A leak over the living room can start at a chimney fifteen feet away. Finding the source is the job; patching the stain is not.
Will a repair match my existing shingles?

Yes, in the affected area. Laying a new shingle over soft decking hides a problem that is still spreading, so the bad sheathing comes out and gets replaced.
Can a roof leak be repaired from inside the attic?
No. The attic is where you diagnose a leak, not where you fix it. Interior sealing traps moisture in the assembly and leaves the actual entry point open.
Is roof repair covered by insurance?
Sudden storm damage — hail and wind — is normally covered; gradual wear and age are not. Isolated damage is often less than your deductible and better handled as a repair, while damage across whole slopes usually rises to a claim. We inspect and document at no charge and tell you honestly which one you have.
What does hail damage look like on a roof?
Bruised, granule-stripped impact marks on the shingle surface, often invisible from the ground, along with dents on gutters, downspouts, vents and flashing. Wind damage shows as creased or lifted shingles whose seal bond has broken.

Is caulking a roof leak a real repair?
