What we guarantee is value: comparable scope, comparable materials, a licensed and insured contractor, a real warranty behind the labor, and a company that is still going to be here in ten years. Measured that way, we are confident enough to put $200 behind it.

Full terms and conditions
1. Eligibility
The guarantee applies to residential roof replacement projects at owner-occupied properties within John Beal Roofing’s published service area. Commercial projects, repairs, and insurance-claim scopes may be handled separately.
2. What qualifies as a competing bid
A qualifying bid must be a written, itemized, dated proposal from a licensed and insured roofing contractor, covering substantially the same scope of work, the same or comparable materials, and the same property. Verbal quotes, estimates from unlicensed or uninsured contractors, and offers contingent on insurance proceeds do not qualify.
3. When the bid must be presented
The competing bid must be presented to John Beal Roofing in writing before you sign a contract with John Beal Roofing. Bids presented after a contract is signed, or after work has begun, are not eligible.
4. How the guarantee is satisfied
John Beal Roofing may, at its option, either match or beat the qualifying bid, or pay the customer $200. Where John Beal Roofing elects to match or beat the bid, no $200 payment is due.
5. How payment is made
Approved $200 payments are issued by company check to the property owner of record within 30 days of verification.
6. Exclusions
The guarantee does not apply to: insurance-claim scopes where the carrier sets the scope and price; emergency and temporary repairs; bids that exclude tear-off, permits, disposal, or code-required work; bids from contractors who are not licensed and insured in the jurisdiction; or any offer that cannot be verified.
7. Limits
One guarantee claim per property, per project. The guarantee is non-transferable, may not be combined with other offers, and may be modified or discontinued at any time for projects not yet under contract.
8. Verification
John Beal Roofing reserves the right to verify the authenticity, scope, and terms of any competing bid, including contacting the issuing contractor, before approving a claim.
How to make a claim
Bring or send the written competing bid to your John Beal Roofing representative, or email it to admin@johnbealroofing.com with your name, property address and the name of the competing contractor. We will review it and respond.

- How does the Best Value Guarantee work?
- If you bring John Beal Roofing a qualifying written bid from a licensed, insured contractor for comparable work, we will either beat it or pay you $200. The bid must be presented before you sign a contract with us, and the full terms are published on this page.
- Is this a price match?
- It is a value guarantee, not a straight price match. We compare the whole package — scope, materials, warranty, licensing and insurance — because the lowest number on a page is often not the lowest cost of owning the roof.
- What if the other contractor isn't licensed or insured?
- Then the bid does not qualify. We are not going to measure ourselves against a crew that carries no insurance, because if something goes wrong on your property that exposure lands on you.
