What Lake of the Ozarks weather does to a roof

The lake region takes its severe weather from April through July, and recent seasons have put damaging storms through Camden and Morgan county communities including Laurie and Gravois Mills, bringing down trees and damaging structures across the area. Around this lake, the tree damage and the roof damage arrive together.

Wind behaves differently here than it does in a subdivision. Open water gives wind a long, uninterrupted run before it reaches a lakefront roofline, so exposed slopes and the windward edges of a house take more punishment than the same shingles would three miles inland. That shows up as lifted edges, broken seal strips and missing ridge caps on the lake-facing side.

Heavy tree cover does the slower damage. Limbs drop debris into valleys and gutters, wet leaf litter holds moisture against shingles, and shaded north slopes stay damp long enough to grow moss and algae. Meanwhile the unshaded lake-facing slopes take direct sun off the water. One roof, two very different aging patterns.

The roofs we work on here

This is the most architecturally demanding market we serve. Lakefront homes here are frequently multi-level, built into a slope, with steep pitches, multiple dormers, long valleys and rooflines that step down toward the water. More valleys and more transitions means more flashing detail, and flashing detail is where roofs leak.

Access is the other half of the job. A house built down a bluff toward the water cannot be staged like a flat suburban lot, and a crew that has not worked steep lakefront property will either damage landscaping or cut corners on the slopes that are hard to reach — which are usually the ones facing the water and taking the most weather.

A large share of the housing here is second homes, vacation property and condo developments, which means many of our customers are not in town when the storm hits. That changes how we work: everything is photographed, and we report on a roof the owner cannot come look at.

What we handle here

  • Full roof replacement — asphalt, metal, tile, slate and cedar shake
  • Roof repair and leak diagnosis, with same-day emergency tarping
  • Hail and wind damage documented for your insurance claim — we meet your adjuster on site at no cost
  • Commercial systems — TPO, EPDM, modified bitumen and standing seam metal
  • Gutters, gutter guards, fascia and soffit

How a roof replacement runs here

On a lake property, the job runs like this:

  1. Free inspection, photographed slope by slope — including the slopes you cannot see from the driveway or the dock.
  2. Confirmation of permit requirements, which vary by jurisdiction around the lake between Camden, Miller and Morgan counties and municipalities like Osage Beach and Camdenton.
  3. Tear-off to the deck, with decking replaced where moisture, debris or long-term shade have softened it.
  4. Ice-and-water barrier at eaves and in every valley — on these multi-valley rooflines that matters more than it does on a simple gable.
  5. Synthetic underlayment, new flashing at every wall, chimney, dormer and penetration, and shingles to the manufacturer's nailing and wind-rated fastening pattern.
  6. Full cleanup and magnet sweep, plus a photographed completion report for owners who are not on site.

Permit requirements around the lake vary by jurisdiction — Camden, Miller and Morgan counties and the municipalities within them do not all handle residential roofing the same way. We confirm what applies at your specific address before scheduling rather than assuming.

Storm damage and insurance claims

Absentee ownership is the complication that costs lake homeowners money. Damage that goes undiscovered for a season becomes damage that is harder to attribute to a specific storm, and carriers reasonably ask when it happened. If you own here and do not live here, an inspection after a significant storm is the cheapest insurance there is.

We photograph everything with dates, meet your adjuster on site at no cost, and can walk you through the findings remotely so you are not driving three hours to stand on your own driveway.

Common questions about roofing here

I do not live at the lake full time. Can you handle everything without me there?

Yes, and most of our lake customers are in exactly that position. We photograph the inspection slope by slope, review the findings with you remotely, coordinate with your adjuster on site, and send a photographed completion report when the job is done.

My house is steep and built down toward the water. Is that a problem?

No, but it is the reason to be careful who you hire. Multi-level lakefront rooflines with steep pitches, long valleys and difficult access need staging and fall protection planned in advance. Those are also the roofs where a rushed crew skips the hard-to-reach slopes.

Do I need a permit for a reroof at the lake?

It depends on your jurisdiction. Camden, Miller and Morgan counties and municipalities such as Osage Beach and Camdenton set their own requirements. We confirm what your address needs before we schedule.

Trees constantly drop debris on my roof. Does that actually shorten its life?

Yes. Debris packed in valleys and gutters holds water against the roof instead of letting it drain, and shaded slopes stay damp long enough for moss and algae to take hold. Keeping valleys and gutters clear is the single cheapest thing a lake homeowner can do for roof life.

When is the best time to schedule work on a vacation property?

Shoulder seasons are usually easiest for access and scheduling, but emergency work is year-round — calls are answered 24 hours a day at 1-800-564-6232.
