Roof edge damage that worked its way in

On Rustic Oak Road, the trouble started at the edge of the roof. When drip edge is missing or bent and gutters back up, water runs behind the gutter and soaks the fascia board and the bottom of the roof deck. Over time the fascia rots, the gutter loses its grip, and the decking at the eave goes soft. By the time the homeowner called, the fascia had rotted along one run and the decking above it needed attention too.

Fixing only one of those pieces would have left the others to fail, so the work order covered all of them.

Replacing the decking at the eave

Up to two sheets of decking were replaced where water had softened the wood near the edge. The crew cut the bad plywood back to the rafters, set new sheets and nailed them off. Solid decking at the eave is important because that is where the drip edge, starter strip and first course of shingles are all fastened.

Synthetic underlayment

Over the new decking, the crew installed synthetic underlayment. It is lighter and stronger than old felt, does not wrinkle when it gets wet, and gives the repaired area a clean, water-resistant layer under the shingles.

New drip edge

Drip edge is the L-shaped metal strip along the roof edge. It holds the shingles off the fascia and throws water out into the gutter instead of letting it wick back onto the wood. The crew installed new drip edge along the repaired run. On many older Chesterfield homes, drip edge was never installed at all, and that one missing piece explains a lot of rotted fascia.

IKO Dynasty in Brownstone

The roof is covered in IKO Dynasty shingles in Brownstone, a warm brown blend. The crew matched the line and color so the repair blends with the rest of the roof. Dynasty is a heavyweight architectural shingle with a wide nailing area, and matching the same product keeps the profile and shadow lines consistent from the street.

A new pipe boot

While the roof was open, one plumbing vent pipe boot was replaced. Pipe boot rubber cracks with age, and replacing it during a repair costs far less than a separate trip later. It also removes one more leak risk from the roof.

Rebuilding the fascia

Up to 16 linear feet of fascia was replaced with new wood, and trim was installed to finish it. The home has 5-inch gutters in Musket Brown with leaf protection, so the crew took care to work around and reset the gutter so it hangs securely on the new fascia. The homeowner planned to paint the new fascia to match the house, so it was left ready for paint.

Why fascia and roof repairs go together

Fascia is the board the gutters hang on and the last line of wood at the roof edge. When it rots, the gutter sags, more water overflows, and the rot spreads into the deck and the rafter tails. Handling the roof edge, drip edge, fascia and gutter fit in one visit breaks that cycle.

Signs your roof edge needs attention

Walk around the house and look up at the fascia boards behind the gutters. Peeling paint, dark stains, soft spots you can press with a thumb, or a gutter that pulls away from the house are all signs water is getting behind it. Look at the first row of shingles too: if they droop over the edge, or there is no metal strip visible under them, drip edge may be missing. In the attic, check the bottom of the roof deck near the eaves for staining. Catching edge damage early keeps the repair to a few feet instead of a whole side of the house.

Gutter guards and fascia

Leaf protection keeps Chesterfield's heavy oak and maple drop out of the gutters, which helps a lot. It does not fix a fascia problem caused by missing drip edge, though. With the new drip edge and fascia in place, the gutter guards on this home can do their job without water sneaking behind the gutter.

Matching an existing roof

When only part of a roof is repaired, the goal is that nobody notices from the street. That means the same manufacturer, the same line and the same color. IKO Dynasty Brownstone was available, so the crew used it. New shingles will look slightly brighter at first and weather in over a season or two. If a color is discontinued, we bring sample options and pick the closest match with the homeowner before any work starts.

Why we kept it a repair

The rest of this roof was in good shape. Replacing the whole thing to fix one edge would have cost the homeowner many times more. Our approach is to repair when a repair makes sense and tell you plainly when it does not.

What the crew did, step by step

  1. Removed shingles over the damaged area at the roof edge.
  2. Replaced up to two sheets of decking.
  3. Installed synthetic underlayment over the repaired area.
  4. Installed new drip edge along the repaired roof edge.
  5. Installed IKO Dynasty Brownstone shingles to match the roof.
  6. Replaced one plumbing vent pipe boot.
  7. Replaced up to 16 linear feet of fascia with new wood and trim and reset the gutter.
  8. Cleaned up and hauled away all debris.
