Serving the Midwest,

It's one of the first things people ask when they buy a house or notice a stain on the ceiling: how long is this roof going to last? You'll find plenty of numbers online. The real answer is that two roofs put on the same year, with the same shingles, can age very differently. It comes down to two things.

How it was installed

A roof is only as good as the work that went into it. Shingles nailed in the right spot, flashing done properly at the chimney and walls, a solid deck underneath, and attic ventilation set up so heat and moisture can escape. Get those right and the roof has every chance to live a long life. Get them wrong and problems show up early: shingles that lift and curl, leaks at the flashing, a roof that looks tired years before it should.

Ventilation deserves its own mention. A hot, stuffy attic bakes shingles from underneath and wears them out faster. It's one of the most common reasons a roof ages ahead of schedule, and you can't see it from the street.

How it's cared for

Roofs don't need much, but they need some attention. Keep the gutters clean so water drains off the edge instead of backing up. Trim branches that rub against the shingles or drop debris. Fix small problems, like a few missing shingles after a windstorm, before they let water in. Get the roof looked at after big hail or wind. Little things done on time add years.

Watch for the signs it's getting old

Curling shingles. Edges that lift or cup instead of lying flat mean the shingles are drying out.

Bald spots. Shingles are covered in granules that protect them from the sun. When patches of them wash away, the shingle underneath starts breaking down. Granules piling up in your gutters are a clue.

Leaks. One leak may be a repair. Leaks in more than one place usually mean the roof is wearing out across the board.

If you're seeing these, it's time for an honest look at whether a repair still makes sense or the roof is ready to be replaced.
