Read that table twice, because it contains the whole trick. The warranty that is most likely to matter is the one most likely to disappear. A contractor emphasizing the manufacturer’s lifetime coverage while offering a one-year workmanship warranty is directing your attention at the coverage that is not theirs to give.

“Lifetime” almost never means what you think

On manufacturer warranties, limited lifetime typically means full replacement value for an initial period — often around ten years — after which coverage is prorated and declines annually. By year twenty a claim may be worth a small fraction of replacement cost. The word lifetime is doing a great deal of work in that sentence.

The Exclusions That Actually Bite

Warranties are defined by their exclusions, and the same handful appear again and again.

  • Improper ventilation. The most common voider of manufacturer warranties. If attic ventilation does not meet the manufacturer’s specification, premature shingle failure is attributed to the condition rather than the product. This is why a bid that omits ventilation correction is more expensive than it looks.
  • Installation over an existing layer. Some manufacturers limit or void coverage on layovers, and a layover also hides decking problems you are then paying to discover later.
  • Non-transfer on sale. Many workmanship warranties end when you sell. Some transfer once, within a window, with written notice and sometimes a fee. If you may sell within a decade, this clause is worth real money.
  • Unauthorized work. Letting a satellite installer or a gutter crew penetrate the roof can void coverage on the affected area. Call your roofer first.
  • Storm damage. No warranty covers hail. That is what your insurance is for, and in Kansas City it is the failure mode you are most likely to experience.

The Questions That Turn A Warranty Into Something Real

If one is offered, ask who registers it, when, and how you receive proof.
